- Well and septic north of Cockeysville. Hereford, Monkton, Parkton and Phoenix never got public sewer, and Maryland requires a septic inspection before settlement. We schedule it, you do not.

Baltimore County runs later: the 2026 sale is scheduled for August 27, online, with delinquent taxes needing to be paid by July 31 to stay off the list. Baltimore County collects a 1.5% transfer tax plus $5 per $1,000 in recordation tax, and the state adds 0.5%, so on a $300,000 sale about $7,500 comes off the top before the contract decides who pays which line.
