Ask for proof of funds and a real entity
A cash buyer should show you a bank or lender letter that covers the offer, and the name on the contract should match a real Maryland entity you can look up on the state’s SDAT business search. Know the 2025 Maryland wholesale disclosure law
Since October 1, 2025, Maryland requires anyone who contracts to buy a house intending to assign that contract to another buyer to disclose it to you in writing. That is what a wholesaler does: they tie up your house, then shop the contract to an investor and keep the spread. The disclosure has to tell you that. What a legitimate Howard County offer looks like
- A number with the math shown. After-repair value, the repair budget, closing and holding costs, and the buyer’s margin. A single number with no reasoning is a negotiating tactic, not an offer.
- No inspection contingency used as a second negotiation. Some buyers offer high, then cut the price after "inspection." Our number is the number.
- A named Maryland title company. Settlement should run through a licensed title company, not the buyer’s own closing desk.
